Proposed Development at 175 John Street North, Hamilton

A new mid-rise residential building could soon rise in Hamilton’s Beasley neighbourhood. The proposal at 175 John Street North, submitted by UrbanSolutions Planning & Land Development Consultants on behalf of Darpel Investments Limited, envisions a 12-storey building with 132 residential units and 79 parking spaces in a combined underground and podium garage.

The project requires both Official Plan and Zoning By-law amendments to permit the height and density requested, as the current zoning allows for significantly less. The development site sits near Barton Street, surrounded by existing residential and commercial buildings, and within the West Harbour (Setting Sail) Secondary Plan area — a district where Hamilton is encouraging higher-density, transit-accessible housing.

Earlier plans proposed a 19-storey tower, but the design was revised to 12 storeys after City feedback focused on height, parking, and neighbourhood fit. Updated materials also address concerns about traffic flow, wind and shadow impacts, and streetscape design.

A public meeting will take place Friday, November 14 at 9:30 a.m. in Council Chambers at City Hall (71 Main St W), where Planning Staff will present their report and invite community feedback before the proposal moves forward. Residents can attend in person or virtually, or submit written comments by noon on November 13.

If approved, the project would add much-needed housing options just steps from downtown while continuing the trend of urban infill and intensification in central Hamilton.
