There’s something I need to say honestly.

This market is testing everyone right now. Buyers, sellers, agents, lenders, inspectors… everyone.

And after the first five months of this year, I can confidently say this is the most emotionally unpredictable market I’ve worked in during my career.

I’ve had 3 situations this year where sellers received offers on their homes, we submitted a counter offer back to the buyers, and instead of continuing negotiations… the buyers simply went and bought a different property.

That almost never used to happen.

But buyers today have options again.

Lots of them.

I’ve also had 6 conditional deals fall apart already this year. In just five months, I’ve had almost twice as many deal releases than I normally would in an entire calendar year.

Why?

Because buyers are no longer shopping only one neighbourhood or one exact home style. They are casting wider nets, comparing more homes, negotiating harder, walking away faster, and finding value in areas they may never have considered a few years ago.

And honestly… they can afford to be selective right now.

That’s the reality of this market.

But here’s the important part.

The homes that are selling are the homes priced properly from the beginning.

The listings I’ve sold this year, where sellers trusted my pricing strategy and positioned themselves ahead of the market instead of chasing it, averaged just 23 days on market.

Those sellers didn’t “give their homes away.”

They met the market where it actually is.

And that matters more than ever right now.

Pricing high and “seeing what happens” is becoming one of the riskiest strategies in today’s market because buyers move on quickly. Once momentum is lost, it’s very hard to get it back.

At the exact same time, I also want buyers to understand something:

This may quietly be one of the best buying opportunities we’ve seen in years.

Rates have stabilized.

Inventory has increased.

Negotiating power has returned.

I’ve helped more first time buyers purchase homes this year than I have in the last couple years combined.

And the biggest reason is simple:

In many cases, mortgage payments are finally becoming cheaper than rent again.

That changes everything.

So if you’re a seller reading this, this message is not meant to scare you. It’s meant to prepare you.

And if you’re a buyer reading this, this market may be giving you an opportunity that didn’t exist 24 months ago.

The market hasn’t stopped.

It has simply changed.

And the people succeeding in this market are the ones adjusting to it early instead of fighting it.
