New HST Rebate in Ontario: What Buyers Need to Know

The Ontario government has announced a major new HST rebate for eligible buyers of new homes. The goal is simple. Make new homes more affordable and encourage more housing to be built across the province.

For many buyers, this could mean significant savings. But as with any government program, the details matter. How builders price their homes, how lenders treat the rebate, and how contracts are written could all impact the real benefit to buyers.

What Is the New Rebate?

Ontario says eligible buyers of new homes valued up to $1 million could receive relief equal to the full 13 per cent HST, up to $130,000.

For homes priced between $1.5 million and $1.85 million, the rebate would be reduced on a sliding scale. Homes in higher price ranges may still qualify for some relief depending on the final rules.

Why This Matters

HST can add a large amount to the cost of a new home. Removing or reducing that cost could help buyers with:

Lower upfront costs
Improved affordability
Better access to financing
More confidence to buy new construction

It could also help builders sell inventory faster and move ahead with new projects.

What I Am Already Seeing in the Market

Some builders are already adjusting pricing in response to this rebate.

In some cases, builders are advertising prices with HST excluded. That means the sticker price may look lower, but HST is still added afterward. Your mortgage and financing may be based on that higher total amount.

This is important because a lower advertised price does not always mean a lower real cost.

A Key Issue Still Being Worked Out

One of the biggest questions is how the rebate will actually be handled in practice.

Here is one possible scenario:

You buy the home at the full price including HST
Your mortgage is approved based on that full amount
You receive the rebate afterward

At first glance, that sounds great. But there is something buyers need to understand.

If the rebate amount was included in the total financed price, you may still be paying interest on money you later got back. In simple terms, you received cash back, but part of your mortgage may still reflect that larger original purchase price.

That is why the structure of the deal matters just as much as the rebate itself.

Questions Buyers Should Ask a Builder

Before signing anything, ask:

Is the advertised price including HST or plus HST?
How is the rebate being applied?
Will the rebate reduce the purchase price upfront?
What amount is my mortgage based on?
What is my final monthly payment?

These answers can make a major difference.

My Honest Take

This rebate is positive news for Ontario housing. Any move that lowers costs and helps supply is worth watching.

But buyers should not assume every rebate dollar automatically equals savings. The real benefit depends on how the builder structures the sale and how the financing is arranged.

A smart buyer will look past the headline and focus on the true numbers.

Final Thoughts
