Bank Sales in Hamilton — Should We Be Watching This?

Hamilton currently has 1,607 active listings.

Of those, 22 are power of sale or foreclosure properties — just 1.4% of the market.

At this level, distressed inventory is not influencing overall pricing. Historically, markets only start to feel measurable downward pressure when bank sales move closer to the 5–10% range of total listings.

However, if this percentage begins to rise, the ramifications can be meaningful:

Increased competition for sellers
More aggressive pricing from lenders
Shifts in buyer psychology toward “deal hunting”
Appraisal pressure in certain segments

Distressed inventory tends to move pricing at the margins first — typically in entry-level or investor-focused product — before spreading broader.

For now, 1.4% signals stability, not distress. But it’s a metric worth monitoring closely.
