November Stats Are In

Hamilton’s November numbers confirm what we’ve been feeling on the ground: the market has officially shifted into buyer territory. Sales dropped to 407 for the month, one of the slowest Novembers in nearly a decade, while active inventory climbed to 2,352 listings, almost triple what we had in 2021. With more supply and fewer buyers, competition among sellers is rising, and properties are taking much longer to move. The average home spent 82 days on market, a clear signal that buyers now have more leverage, more options, and more time to make decisions.

Despite softer activity, prices have held relatively steady. November’s average sale price came in at $744,594, down slightly from October but still hovering in the mid-700s. Stability in pricing paired with rising inventory often indicates a lagging adjustment period, meaning sellers may need to stay sharp with pricing and presentation to attract serious buyers through the winter months.

Looking ahead, the key trend to watch is whether inventory keeps building into December and January. If new listings continue to outpace sales, we could see more downward pressure on pricing heading into early 2026. For now, buyers are in a strong position, and sellers should approach the market with strategy, precision, and realistic expectations.
