There's a line in my book, The Sold Formula, that I end up repeating in almost every listing appointment: price is not what your home is worth. Price is what the market will pay for it this month. Those are two different numbers, and mixing them up is the most expensive mistake a seller makes.

Here's why it happens. Sellers price off memory: what the house cost, what the reno cost, what the neighbour said theirs went for two years ago. Buyers price off right now: what's on the market this week, what just closed, what else they can see themselves in for the same money. When those two numbers don't match, the home doesn't sell in week one. And the data is clear on what happens next: every extra week on the market chips away at what buyers are willing to offer, because a stale listing reads as a problem even when there isn't one.
