Want to know the fastest way to kill a home sale? I saw it happen in seconds. Story Time.

Let me pull back the curtain on a showing I did last night that’s stuck with me into today.

My buyers were excited and the home looked great online. But the second we walked in, there was a strong smell (a smell I haven't smelt in 13 years of touring homes). Strike one.

Strike two? The place needed a ton of updates. Floors, paint, kitchen, washrooms. 

And strike three: the price was way above anything else we’d seen in the area.

My buyers’ reaction? “We’d maybe consider it, but only for a seriously discounted price.” That’s the reality: no amount of clever staging or marketing can make up for bad first impressions or wishful thinking on price.

Think about a time you were somewhere that didn't smell great, I bet you could wait to get out of there.

Sellers:
If you want buyers to fall in love with your home (and pocket the most amount of money possible), don’t underestimate the basics: clean, fresh, and price it right. 

Buyers:
If you’re willing to take on some work, you can find a deal, but only if the price makes sense.

Plus, with more inventory on the market, you’ll also have more options when you’re ready to buy your next place.

Bottom line:
