“Is it a good time to buy right now, or should I wait until the fall?”

Honestly, if you’re serious about buying and you find a home you love, there’s no need to wait. We’re seeing more selection and sellers are a bit more flexible right now than they were even a few months ago. Waiting for the “perfect” time can mean missing out, especially if rates or your needs change. Fall sometimes brings new listings, but it also brings more buyers off the sidelines, so competition can pick up. Bottom line: if the numbers work for you and you find the right fit, go for it.

“Why are some homes sitting on the market while others still sell quickly?”

It almost always comes down to price, presentation, and location. The homes that move quickly are usually priced right from day one and show really well that are clean, updated, decluttered. The ones that sit tend to be overpriced or need a lot of work that buyers aren’t looking to tackle right now. If you see a house hanging around the market for weeks, it’s usually one (or all) of those three reasons.

“Which Hamilton neighbourhoods have the most potential for growth in the next few years?”

There are a few areas on my radar. West Mountain is seeing more investment thanks to new infrastructure and upcoming long-term-care campuses. Stoney Creek (especially east of Centennial Parkway) continues to attract families and developers. Winona is another hot spot—there’s still room for appreciation as more amenities and new homes go in. And don’t sleep on Crown Point or Bartonville; they’re slowly turning over with new businesses and younger buyers moving in.

How much negotiating room do buyers actually have right now?”

There’s definitely more room than last year, but it depends on the property. If a home’s been sitting, you can usually negotiate. Not just on price, but also on things like closing dates or extras (appliances, repairs, etc.). For homes that are priced sharply and show really well, sellers are standing firm. But on average, buyers are seeing some wiggle room. Sometimes 2-4% off asking, especially if the listing has lingered.

Should I rent out my home instead of selling it in this market?”

It’s a legit option, especially if your mortgage is manageable and you’re not in a rush to cash out. Rents in Hamilton are still strong and vacancy rates are low, so if you’re comfortable being a landlord, it could be a good way to build equity and ride out the market. Just keep in mind: managing a rental isn’t for everyone, and selling now means cash in hand for your next move. I’d be happy to run the numbers with you if you’re on the fence.
