Hamilton Market Update: A Healthy Reset After the Spring Market

If you were waiting for the Hamilton housing market to explode this spring, it never really happened.

But that's not necessarily a bad thing.

After a turbulent few years, the spring market did something much more important: it became more balanced.

The June numbers tell an interesting story.

Compared to one year ago, 529 homes sold in Hamilton during June, an increase of 1.9%, while 1,204 new listings came to market, a 9.2% decrease from last year. At the same time, the number of active homes for sale fell from 2,506 to 2,262, a 9.7% decline, leaving the market with approximately 5.0 months of inventory.

On the pricing side, the median sale price fell 9.5%, from $735,000 to $665,000, while the average sale price declined 9.8%, from $830,516 to $749,041. Homes also took longer to sell, averaging 38 days on market, up from 33 days a year ago, and sellers received an average of 97.1% of their asking price, down slightly from 97.9% last June.

At first glance, those numbers may sound discouraging.

I don't see them that way.

What stands out to me is that we're no longer seeing inventory continue to build while demand weakens. Instead, buyer activity has remained relatively steady while fewer homeowners are choosing to list their properties. New listings were down 9.2%, inventory declined 9.7%, and sales actually increased 1.9%. That's a much healthier trend than we were seeing earlier this year and suggests the market is beginning to find its footing.

We're not back in a seller's market, but we're also not moving further away from one.

Today's market rewards preparation and pricing more than patience.

Buyers continue to have options, and they're taking the time to compare properties before making decisions. Homes that are priced appropriately and presented well are still selling, while those that enter the market hoping to "test the waters" often spend more time sitting on the market before requiring a price adjustment. In a market where prices have trended lower over the past year, waiting can become expensive if a home isn't positioned competitively from the start.

That's an important distinction.

The market isn't telling sellers they need to discount their homes. It's telling them they need to price strategically from day one.

Looking ahead, I expect the second half of 2026 to look much like the market we're seeing today. Unless we experience a significant shift in interest rates or the broader economy, I anticipate relatively stable prices, balanced inventory levels, and steady buyer activity. Well-priced homes will continue to sell, while properties that miss the mark on pricing are likely to spend more time on the market.

If I had to summarize the spring market in one sentence, it would be this:

Spring 2026 wasn't about rapid growth, it was about stability.

After several years of dramatic swings, Hamilton's housing market is beginning to find its footing. That's good news for buyers, sellers, and anyone looking for a more predictable real estate market.
