The Hamilton market is still clearly in a slower, more balanced phase compared to previous years. Inventory is sitting at 5.3 months, which keeps the market tilted slightly toward buyers, and homes are taking longer to sell with average days on market around 95.

New listings remain relatively low for this time of year, with 760 new listings in February, suggesting many sellers are still waiting on the sidelines. Sales activity did improve slightly from January (337 vs. 320 sales), which may indicate early signs of the spring market beginning to wake up.

Average prices came in at $717,810, down from the spring 2025 peak but still relatively stable considering the higher inventory and longer selling times.

Where this is likely headed:

If listings begin to rise in March and April (as they typically do) inventory could push further above the 6-month mark unless buyer activity picks up. That would keep pressure on prices and reward homes that are priced sharply and presented well. However, if sales continue to increase with the spring market, we could see inventory stabilize and prices hold relatively steady.

In short:

For Sellers: This market no longer forgives poor, emotional pricing. The market does not care what sellers "think" their home is worth, or what it should sell for. The mythical Toronto buyer and their large chequebook no longer exist in this market. Pricing steeped in logic and comparables are the ones that are actually selling. The "try" for a high price has become the kiss of death for gaining momentum on a listing.

For Buyers: This is a market where patient buyers who negotiate and avoid overpaying can quietly create long-term equity. Conditions are back and interest rates are stabilizing. The opportunities are out there for first time buyers and move-up buyers.
