Big Hamilton News: Market Insights, a 1,000-Home Proposal, and This Week’s Events

I Looked at These Hamilton Stats… and Had to Share This
I was digging into some recent Hamilton numbers, and one trend jumped out so clearly I couldn’t ignore it: the longer a home sits on the market, the more money it loses.
Here’s what I found:
Homes sold within 30 days are getting 98.27% of their asking price
At 60 days, that drops to 94.69%
By 90 days, it slips to 92.87%
That’s a 5.4% difference just based on how long a listing sits.
"We need to list higher to have room to negotiate" is a backfiring strategy. Listing for more to give room to negotiate is almost guaranteeing you will sit longer.
However, listing within 2% of the actual value will see a quick sale in less than 30 days.
It’s a reminder of how much early momentum matters. A well-priced, well-positioned home attracts the strongest buyers right away, and that’s where the best prices come from.
Sometimes the data speaks for itself.
BREAKING: Major New Development Proposed for 7700 Twenty Road East — And You’re Hearing It Here First
A significant piece of Hamilton news is quietly taking shape on the Mountain, and most residents haven’t heard a word about it yet. A new planning notice has been circulated for a proposed urban boundary expansion at 7700 Twenty Road East, directly beside Turner Park — and if approved, it would bring over 1,000 new homes to the area.

What’s Being Proposed
The landowner, 456941 Ontario Ltd, is pursuing an Official Plan Amendment to expand Hamilton’s urban boundary by about 19.8 hectares. The goal: to allow construction of approximately 1,050 residential units, built in a mix of formats across multiple blocks.
According to the preliminary concept plan:
The site would be divided into several residential blocks (low, medium, and high-density).
A new neighbourhood park is included.
A stormwater management pond is planned along the south end.
The extension of Upper Wentworth Street south to Twenty Road East appears to be part of the long-term road network.
Internal streets, courts, and block divisions have been mapped out, indicating a full community buildout similar to recent Mountain developments.
The concept plan shows a blend of unit types — likely townhomes, singles, and stacked/medium-density forms — helping Hamilton meet its growth targets.
Why This Matters
This is one of the largest expansion proposals the south Mountain has seen in years. It sits beside existing neighbourhoods along Twenty Road, Polaris Court, and Turner Park, filling in one of the last undeveloped pockets between Upper Wentworth and McLaughlin.
For nearby residents, it may mean:
More housing supply coming to the Mountain
Future road connections that improve traffic flow
Added parkland and green space
Increased demand for schools, transit, and amenities
And because this is an urban boundary expansion, not just a rezoning, it marks a notable shift in how Hamilton is planning for population growth.
What Stage Is It At?
This is still early.
A formal application has NOT yet been submitted.
Right now, the developer is gathering community input and completing technical studies. The preliminary concept can still change before official submission.

The Bottom Line
Hamilton’s south Mountain is poised for another major wave of development — and this project could reshape the area between Upper Wentworth and the airport corridor for decades.
This is early-stage information, but it’s significant — and you’re hearing it before it becomes broader public news.
